Senior Asset Manager – LIHTC / Affordable Housing

Role Overview
The Senior Asset Manager is responsible for the financial, operational, and strategic oversight of a portfolio of stabilized LIHTC and affordable housing communities. Acting as the owner’s representative, this role partners closely with third-party property management teams, internal stakeholders, and development partners to maximize asset performance, ensure compliance, and drive long-term value while preserving affordability.
Key Responsibilities
Portfolio & Operational Oversight
• Serve as primary owner’s representative for an assigned LIHTC portfolio.
• Lead regular performance calls with property management teams to review operations, leasing, collections, and risks.
• Monitor key performance indicators including occupancy, leasing activity, delinquencies, and collections.
• Develop and execute asset-level strategies to improve NOI, operational efficiency, and resident experience.
Financial Management
• Review and analyze monthly financial statements and operating performance.
• Prepare monthly and quarterly cash flow reporting and projections.
• Lead annual budget preparation and ongoing forecast updates.
• Perform quarterly cash flow analyses and annual cash waterfalls.
Compliance & Risk
• Ensure ongoing compliance with LIHTC, HUD, and other applicable regulatory requirements.
• Assist audits, tax credit deliverables, and compliance reporting in coordination with Finance department and third parties.
• Identify operational, financial, and regulatory risks and implement corrective action plans.
Property & Capital Oversight
• Conduct periodic site visits and prepare written site visit reports.
• Review physical condition, capital needs, and execution of operational initiatives.
• Coordinate with property management and vendors on capital projects and operational improvements.
Stakeholder Management
• Build and maintain strong relationships with property management companies, lenders, consultants, and internal teams.
• Prepare and deliver clear performance updates to internal stakeholders and partners.
• Support development and acquisitions teams with asset-level insights as needed.
Qualifications
• Bachelor’s degree preferred
• 15+ years of LIHTC property management experience
• OR 4+ years of experience in multifamily asset management, with a focus on LIHTC or affordable housing
• Strong financial analysis skills, including budgets, forecasts, and operating statements
• Excel proficiency
• Strong communication skills and ability to manage multiple priorities independently
• Willingness to travel for periodic property visits
